How An Advance Appraisal Can Help You Get Top Dollar for Your Home

Nothing Reassures Buyers More Than an Unbiased Third Party Validating Your Home's Price.
Since real estate dealings involve significant financial transactions, sellers do well to get the advice of real estate appraisers. Appraisers are third party real estate experts and they don't have a vested interest in the home. Their job is to provide an unbiased estimate of the value, condition, and quality of the home. An advance appraisal can help you get top dollar for your home because of the feeling of security the appraisal offers to the prospective buyer.

During the inspection of the home, the real estate appraiser evaluates the quality of the home's construction, the condition of the total property, and its design. They assimilate data on the entire property by taking observations and searching the public records for the details of other property assessments, past sales and leases, and any other transactions.

Pre-Negotiate With the Appraiser for a Transfer of the Appraisal to the New Buyer.
The home appraisal is a valuable asset that is part of the home. It can be useful, for example, when the homeowner applies for a loan and the value of the applicant's assets are requested along with total household income. When the seller of the home orders the appraisal and receives the paperwork for it, it is in the seller's name. But the fact of the matter is that once the home's title has been transferred, the appraisal has no value to the seller. It was a great tool in the sale process but it seems a shame to just let it go. So, what to do with it?

As you might imagine, the transfer of the appraisal might be used as an added incentive to the potential buyer of the home. In fact, the combination of the advance appraisal and the transfer of it into the buyer's name can be the bargaining chip that tips the scale in the sale. For a nominal fee, usually $25 to $50, the appraiser will transfer the appraisal to the new buyer. In today's highly competitive real estate market, sellers must use every tool at their disposal. This is a nice, inexpensive amenity you can toss into the deal to show your good faith and cooperative spirit as a seller, increasing the buyer's confidence in dealing with you.
